What this means for you
IF YOU'RE BUYING
You have more room to negotiate than sellers did a year ago, especially in Sarasota. Well-priced homes still go under contract in about six to seven weeks, so it pays to be ready when the right one appears.
IF YOU'RE SELLING
Fewer homes are competing with yours, and sellers are getting closer to their asking price than last year. Pricing and presentation are what make the difference.

The numbers say the market is finding its balance, and that matches what I'm seeing on the ground. Buyers are taking their time and negotiating again, while sellers who price well from day one are still getting strong offers.
